    Greensboro Winston-Salem, - Demand has not kept pace with previous new supply growth which has pushed vacancies to nearly 14%, However, new construction has slowed with only 665 units currently underway. Rents continue to fall as communities attempt to attract renters.

    Job losses and and continued development activity are pushing vacancy rates higher. However, demand for rentals was relatively strong given the current economy and reduction in employment.

    Although vacancy rates remain high by historical standards, demand for rentals set a record in the last six months helping occupancies rise four percentage points

    The rental market seems to be on the rebound. Demand was very strong in the last six months and a limited development pipeline should enable occupancy rates to continue to improve in the coming year.

    The area continues to outperform other southeast cities due to limitation on new development. However vacancy rates have risen to nearly 10% and rents growth is starting to feel downward pressures.
